Developers: Don’t Let Cambridge Clay Catch You Out

Cambridge, UK

If you're planning a development in or around Cambridge, there's one crucial factor you can’t afford to overlook: the ground beneath your feet.

Much of Cambridge is built on Oxford and Ampthill Clay, known for its shrink–swell behaviour. During dry periods, this clay contracts - leading to ground movement, cracking, and costly delays for unsuspecting developers.

That’s why a pre-construction structural survey is essential.

Why Cambridge’s Soil Can Complicate Construction

In areas like Trumpington, Cherry Hinton, and Northstowe, developers often face:

  • Unstable ground conditions from clay shrinkage

  • Tree-related soil drying, particularly on infill or suburban sites

  • Differential settlement across large or uneven plots

  • Planning delays from overlooked geotechnical constraints

As climate change increases drought cycles, subsidence risk in Cambridge is only rising. Local planning guidance even recommends early investigation of trees, soil, and foundations during site design.

How a Structural Survey Reduces Risk and Cost

A professional structural survey carried out before breaking ground can:

  • Confirm ground stability and flag high-risk zones

  • Identify areas needing foundation reinforcement or piling

  • Support planning applications with structural evidence

  • Reduce the risk of unexpected cost overruns or project delays

At Structural-Inspections.co.uk by JMS Engineers, we understand Cambridge’s ground conditions inside and out. Our team of structural engineers delivers detailed site reports to help you design smarter and build with confidence.

Frequently Asked Questions

  • What is a structural engineering report, and why do I need one for my project?
A Structural Inspection report is a detailed document prepared by suitably qualified engineers that assesses the integrity, stability, and safety of a structure. These reports are essential for identifying current or potential structural risks, and providing recommendations for maintenance or repair. Whether you're planning new construction, renovations, or property transactions, such a report provides valuable insights to mitigate risks and ensure the longevity of your property.
  • How long does it take to receive a structural engineering report?
Understanding that our report is often critical for completion on a house purchase, we endeavour to complete the inspection and the subsequent report within 7 days from instruction (subject to access)- and often a lot quicker than this.
  • How much does your service cost?
As structural engineers, Structural Inspections offer a number of different structural engineering services which may be of interest to you: Verbal Reports (£250*) Structural Reports (£750*) Building Renovations (from £250*) *Prices are for guidance only and exclude VAT at 20%. Final cost depends on the scope of work, site size, and location.
  • What qualifications do your engineers possess?
Our team of engineers includes those with the professional qualification of Chartered Civil or Structural Engineers (MIStuctE or MICE)- generally a requirement of Lenders for Structural Engineers reports. In addition to this, all our inspecting Engineers have extensive experience and expertise to conduct thorough inspections, prepare accurate reports and stay updated on industry standards and best practices to deliver the highest level of service and professionalism to our clients.
