But many Manchester homes have also been altered, extended, repaired, and renovated over decades. That doesn’t mean there’s a problem - it just means the smartest buyers do one thing before exchanging:

This quick checklist helps you buy with confidence.


1) Has the house been structurally altered?

If the property has open-plan spaces, a loft conversion, or a rear extension, ask:


Were any load-bearing walls removed or supports added?


Alterations can be great - but they should be checked properly.



2) Are cracks “normal ageing” or something more?

Most homes have cracks, especially older ones. What matters is:

  • where they are

  • what pattern they form

  • whether they look recent or repeatedly filled


A structural inspection helps confirm what’s cosmetic vs structural.


3) Do floors or doorframes suggest movement?

Small slopes can be normal in older Manchester homes, but look for:

  • sticking doors

  • uneven floors that worsen in one direction

  • repeated cracking around door/window corners

4) Does the extension feel integrated with the original house?

5) Has water been quietly weakening the property over time?

Water is one of the biggest drivers of long-term structural deterioration.


Look out for:

  • staining near chimneys and bay windows

  • damaged gutters and downpipes

  • bubbling paint or blown plaster
